How much does it cost to rewire a house?

Over the years, Keith Gunn Electrical Solutions have worked on many rewiring jobs so we’ll be able to give an accurate estimate of how long your rewire will take as well as the cost of rewiring a house. We work this out from the time spent on-site and how much manpower we use. We don’t need too much information from you from the standard specification survey but it does help us identify quickly if there will be anything which wouldn’t be included in our standard quote.

Electrical Rewiring Cost

Old and worn-out wiring can pose a real risk for you, your home, and your household. As a homeowner, you want peace of mind that the electrics and wiring in your home are safe.

Many UK homes have old electrical wiring, but did you know that rewiring your home is a great way to add value and ensure its safety?

The cost of rewiring your house will vary depending on factors, including:

  • The size of your house
  • The specifications of the fittings and fixtures you choose
  • The number of socket outlets, lighting, and outdoor power points
  • Where you live in the UK

We’ve put together a general guide to help you determine the average cost of rewiring your home in Scotland.

Electrical inspection cost

If your home is over 25 years old and has not had any major rewiring done in that time, then it may require a rewire to make sure it conforms to building regulations.

Signs that your wiring is ageing might include fabric or rubber casings (as opposed to uPVC), a fuse box with large ceramic switches, and general ageing/fraying of wires.

You can ask a qualified electrician to perform a full inspection of your wiring and recommend any work that is required.

A written report with Keith Gunn Electrical Solutions starts from only £95 plus VAT – rewiring estimates are free.

What’s the cost to rewire a two-bed house in Edinburgh or Glasgow?

A total rewiring of a two-bed house typically costs between £3,300 and £4,500 depending on the size of your home and how many outlets it has.

The average quote commonly provided for this type of house in Scotland is £2,750 and the job takes around one week to complete.

The price you’re quoted will typically include:

  • Renewing all the wiring from the electricity metre to the consumer unit
  • Standard socket outlets and switches
  • Circuit testing and a final installation certificate

The price you’re quoted generally excludes plastering and decorating, which will usually be required after rewiring your home. Your electrician will make sure the installation meets all current safety standards.

Cost to rewire a large house in Edinburgh and Glasgow

The bigger your house, the longer it may take to complete your rewiring project.

All rewiring projects will be completed safely and professionally. Test certificates are provided on completion.

Installing new wiring can be an intensive job – you should remove as much furniture as possible and take up carpets, as it is usually necessary to lift floorboards. Electricians may also need to remove skirting boards or cut into plaster, especially if they are installing new switches or sockets as they modernise the wiring. If your home is undergoing a full rewire, you might want to move out for the time it takes, as you will be without power and the process can be disruptive.

What’s the cost to rewire a kitchen in Edinburgh and Glasgow?

Kitchens are generally where most of the sockets in your home are. To cope with the large number of appliances we use in kitchens, a kitchen rewiring project is particularly common.

The average cost to rewire a kitchen ranges between £1,200 and £1,800.

“I needed a light fitting replaced with a new one. After getting an email quote from Keith Gunn I phoned up the following day to arrange someone to come round to do the job. I was lucky enough that someone was able to come out that morning to do the job. The fitter that came round was lovely and polite and did a fantastic job! Would happily recommend and I will definitely be using Keith Gunn again for any future work.”
